Non Profit Properties – Buyer Information


These properties are a first come first serve basis.

We will work with Investor Buyers ONLY.

These properties are to be bought to retail only per arrangement with bank.

There are sold through the non-profit for the intent to revitalize the communities the
properties are in.

The Non Profit has been approved by certain financial institutions (“Financial Institution”) to participate in their Community Revitalization Program or National Stabilization Program (NSP) which allows Non-Profit Originations (NPO’S) to acquire or otherwise facilitate the acquisition of certain real estate-related assets, including real properties acquired by the respective Financial Institution through or in lieu of foreclosure (“REO”)

Requirements:

The Buyer is required to manage, rehabilitate, market and re-sale properties
The Non Profit will be on title with the Buyer until the asset is sold.
The Buyer shall be entitled to the full return of his initial investment capital and any amount over and above that amount at the sale of the property for his participation in the program

IF you have access to buyers.

We will work with you as well.

We will need to work directly with your Investor to take these down.

These properties can not be wholesaled per agreement with bank and Non-Profit.

Unlisted Wells Fargo Properties.

NSP/FIRST LOOK PROGRAM)



I will be receiving a list of Bank owned properties on a daily basis from a Non Profit Organization who is participating in the NSP/First Look Program with Wells Fargo Bank. These properties are available for sale on an individual basis. All properties will be first come first serve. In order to gain access to the daily list and participate in purchasing these properties, I will need a signed fee agreement and the Non Profit’s purchase protocol must to be followed.
